Challenges

Competing in a Mall-Saturated Area

With new shopping centers constantly sprouting up to meet the demands of Lakewood's population boom, competition is natural. Every developer is keen to construct an exceptionally attractive mall. But City Center faced an additional task. It’s located in a neighborhood that has enjoyed a recent facelift, but was previously dilapidated and suffered from all sorts of socioeconomic problems. Investors were hoping to change the public’s perception of the neighborhood. Only a truly magnificent mall would do that.

In designing City Center the focus was on constructing a trendy, inviting mall that would attract both retailers and corporate clients. To cater to the shifting demographics in the neighborhood, plans include an excellent security system, attractions for children and easy accessibility for seniors.

Hitting Obstacles Underground

When preparing the site for the mall’s foundation, our tractors uncovered several centuries-old buildings underground. Engineers reinforced the entire structure, working with township officials and maintaining our uncompromising commitment to quality.

Regency worked with each of our tenants to create a customized, hi-end
workspace that would meet their specifications.
At the same time, they stayed true to the design concept and structural requirements of the overall structure.
They were a pleasure to deal with and were extremely efficient.
